摘要
本项目工程为江苏南京市宏辉家园二期项目28#楼，位于南京市开发区繁华地段，共有20层，建筑高度是57.0米，建筑面积为21557.0平方米，1#是居民住宅楼，主要供户主居住使用。本工程合理使用年限为50年。建筑结构形式为剪力墙结构，本地区为抗震设防区，抗震设防烈度为七级。建筑耐火等级为一级。本工程采用的是条形基础，埋置深度为6米，采用天然基础垫层。梁、板、柱均采用现浇钢筋混凝土的施工工艺。框架梁、柱和墙的构造均采用国家标准。梁、柱在搭接区段范围内，箍筋必须加密，间距取搭接钢筋较小直径的5倍和100mm两者之间的较小值。施工场地平坦道路畅通，施工现场以实现“三通一平”，有一条施工通道，大型施工机具大量周转材料满足施工需要，工程材料等可就近采购，调运保证供应。本项目的施工组织设计首先按照工程量清单计价规范编制工程量清单，然后结合工程实际、市场实际和企业实际情况，考虑各种风险，制定包括成本、利润和税金在内的综合单价，根据综合单价和工程量清单按照规范的要求和格式编制工程量清单计价表[1]。然后根据工程项目施工过程的复杂性，用系统的思想并遵循技术经济规律，对拟建工程的各阶段、各环节及所需的各种资源进行统筹安排的计划管理行为。

Abstract:
The project is a residential building in Guang’an City, Sichuan Province. It is located in the prosperous section of Guang’an Development Zone. It has 18 floors, the building height is 57.0 meters, and the building area is 21557.0 square meters. 1# is a residential building, mainly for the residence of the head of the household. use. The reasonable use period of this project is 50 years. The structure of the building is a shear wall structure. The area is a seismic fortification zone and the seismic fortification intensity is seven. The fire rating of the building is one level. The project uses a strip foundation with a depth of 6 m and a natural foundation cushion. Beams, slabs and columns are constructed using cast-in-place reinforced concrete. The construction of frame beams, columns and walls is based on national standards. The beam and the column are in the range of the lap joint, and the stirrups must be encrypted, and the spacing is a small value between 5 times and 100 mm of the smaller diameter of the lap joint. The construction site has smooth roads. The construction site is to achieve “three links and one leveling”. There is a construction passage. Large-scale construction machines have a large amount of turnover materials to meet the construction needs. Engineering materials can be purchased nearby and transported to ensure supply. The construction organization design of the project firstly prepares the engineering quantity list according to the engineering quantity list pricing specification, and then combines the actual project, the actual market situation and the actual situation of the enterprise, considers various risks, and formulates the comprehensive unit price including cost, profit and tax. The unit price and engineering quantity list are compiled according to the requirements and format of the specification [1]. Then according to the complexity of the construction process of the project, using the system’s thinking and following the technical and economic laws, the planned management behavior of all phases, links and required resources of the proposed project will be arranged.
